These terms are an agreement between you and ACQR Property LTD ("ACQR", "we", "us") and govern your use of the ACQR website and application. By creating an account or using ACQR you agree to them. If you do not agree, please do not use ACQR.

1. What ACQR is — and what it is not

ACQR is a property investment analysis and decision-support tool. It helps you model, screen and compare potential property deals using figures and assumptions that you provide or accept.

ACQR does not provide financial, investment, mortgage, tax, accounting, legal, surveying or valuation advice, and nothing in the app is a personal recommendation or an invitation to enter into any transaction. We are not a regulated financial adviser, mortgage broker, surveyor or valuer. You should take your own professional advice before committing to any property purchase, finance arrangement or disposal.

2. Verdicts and screening outputs

ACQR verdicts — Qualifies, Investigate and Doesn't Qualify — are screening indicators generated by comparing your inputs against thresholds you or ACQR have set. They are not recommendations, valuations, guarantees or predictions of outcome, and a "Qualifies" verdict does not mean a deal is suitable, profitable or safe for you.

3. Calculations, assumptions and estimates

  • All calculations depend entirely on the inputs and assumptions used, including interest rates, rents, void allowances, fees and tax treatment.
  • Estimated values, market rents, benchmark yields, refurbishment cost estimates and maximum-offer figures are indicative modelling outputs only. They are not valuations, surveys, quotations or rental appraisals.
  • Tax outputs, including Land and Buildings Transaction Tax estimates, are simplified illustrations based on published rate bands and are not tax advice. Rates, reliefs, surcharges and your own circumstances change the result.
  • Third-party listing data can be incomplete, inaccurate or out of date, and listings can change or be withdrawn at any time.
  • You must independently verify every figure before relying on it.

4. Automated and AI-assisted features

Some features — including the automated listing analyser — use automated processing and AI models to read listing pages and extract or estimate deal information. These features can misread, omit or invent details, and their outputs must be checked against the original source before use. Availability, accuracy and behaviour of these features may change.

5. Your account and acceptable use

  • You must be at least 18 and provide accurate registration details.
  • You are responsible for your account credentials and for everything done through your account. Accounts are personal and must not be shared or transferred.
  • You are responsible for the accuracy and lawfulness of the information you enter, including any personal data about third parties such as tenants or vendors.
  • You must not use ACQR unlawfully, to infringe others' rights, to upload malicious code, to attempt to gain unauthorised access, to overload or disrupt the service, or to circumvent access controls, usage limits or paywalls.

6. Intellectual property and licence

ACQR, its software, models, thresholds, benchmark datasets, content, design and brand are owned by ACQR Property LTD or its licensors. Subject to these terms you get a limited, non-exclusive, non-transferable, revocable licence to use ACQR for your own property investment purposes.

Except to the extent applicable law expressly permits despite this restriction, you must not copy, scrape, crawl, systematically extract, reverse engineer, decompile or create derivative works from ACQR, nor use it or its outputs to build, train or operate a competing product or service.

You keep ownership of the deal data and content you enter. You grant us the limited rights needed to host, process and display it so we can provide the service.

7. Availability and changes

We aim to keep ACQR available and accurate but we do not guarantee uninterrupted or error-free operation. We may add, change, suspend or remove features, thresholds, datasets or plans, and we may carry out maintenance. Where a change is significant and adverse to a paying subscriber we will give reasonable notice where practicable.

8. Property investment risk

Property investment carries risk, including falls in value, void periods, rate changes, unexpected refurbishment costs, regulatory change and illiquidity. You are solely responsible for your own due diligence and investment decisions, and for the consequences of them.

9. Liability

Nothing in these terms excludes or limits liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability that cannot lawfully be excluded — including your non-excludable statutory rights as a consumer.

Subject to that, we are not liable for investment losses, lost profit or rent, overpayment for a property, missed opportunities, or losses arising from inaccurate inputs, assumptions, third-party listing data, estimates or verdicts. Our total liability arising out of or in connection with ACQR in any 12-month period is limited to the greater of the amounts you paid us for ACQR in that period and £100.

10. Subscriptions and payment

Paid plans are billed in advance through our payment provider, Paddle, which acts as merchant of record. Prices shown include applicable taxes where stated. Subscriptions renew automatically for the plan period until cancelled, and cancellation takes effect at the end of the paid period. 11. Suspension and termination

You may stop using ACQR and close your account at any time. We may suspend or terminate access where you materially breach these terms, where we reasonably suspect misuse or unlawful activity, or where we discontinue the service. On termination your licence ends; we handle any remaining data as described in our Privacy Policy.

12. Third-party services and links

ACQR relies on third-party providers for hosting, authentication, email, listing retrieval, AI processing and payments, and may link to third-party sites. We are not responsible for third-party content or services, which are governed by their own terms.

13. Changes to these terms

We may update these terms. The version and date at the top of this page always show the current release, and we will notify you of material changes — for beta testers, by asking you to review and accept the updated terms in the app.

14. Governing law

These terms are governed by the law of Scotland and the Scottish courts have jurisdiction. If you are a consumer, this does not deprive you of the protection of mandatory rules or of the right to bring proceedings in the courts of your place of residence where the law gives you that right.
